Rules & Regulations
Rates
Site rates vary based on season, site type (e.g., full hookup, pull-through, back-in), length of stay, and location within the Park. Current rates will be quoted at the time of booking or are available upon request.Reservations
Reservations may be made online through our website, by phone at (352) 398-5328, by email at support@homosassarv.com, or in person (walk-in, subject to availability). At least one adult (18 years or older) must be named on every reservation and must be present for the full duration of the stay. Reservations are not transferable to another party without our prior written consent.Payments
The following may result in additional fees, which will be disclosed at booking or check-in: • Guests exceeding the standard occupancy limit for a site • Additional vehicles beyond the standard allotment per site • Pets exceeding the standard number allowed per site. We accept most major credit cards, debit cards, and cash. With your consent, payment information may be securely stored on file through our payment processing system for future charges related to your stay (e.g., extended stays, damages, or incidentals). We do not store full card numbers on our own servers; stored payment data is held by our PCI-compliant payment processor.Deposits
Daily and weekly stays do not require a deposit. Monthly bookings require a one-time deposit of $250, due at the time of booking. This deposit is included in, and refunded (in full, in part, or not at all) according to, the Cancellation & Refund policy in Section 3.Overnight Guests
Anyone staying overnight, even for a single night, must be added to the registered Guest’s reservation in advance. Unregistered overnight guests are not permitted and may result in additional charges or removal from the Park.Length of Stay
Guests may stay for a maximum of six (6) consecutive months. Any request to extend beyond six months must be approved in writing by Park management in advance and may be subject to a separate long-term stay agreement.Site Occupancy
Every reservation must include at least one adult occupant. There is no separate age restriction for other occupants.Day Visitors
Guests who enter the Park but are not staying overnight must register at the main office, obtain a visitor parking permit, and park only in designated visitor areas.Pets
Pets are welcome at Bell Villa RV Park without breed restrictions, a standard pet fee, or a requirement for proof of vaccination at this time; however, owners must adhere to a few key rules to ensure everyone's safety. All pets must be kept on a leash at all times when outside the guest’s RV or site, and dogs with a known history of aggression must be muzzled while outdoors. Owners are fully responsible for any damage, injury, or disturbance caused by their animals, which includes immediately picking up and properly disposing of all pet waste. Additionally, while there is no base fee, pets exceeding the standard number allowed per site are subject to an additional charge per Section 2. Please note that Bell Villa reserves the right to request proof of vaccination or remove any pet from the park that poses a danger or nuisance to other guests.RV Requirements & Site Standards
RVs must generally be no more than 15 years old. Exceptions may be granted at management’s discretion for RVs that are well-maintained and in clean, presentable condition. Guests with an RV older than 15 years must submit photographs of the RV along with its service/maintenance history to Bell Villa for review and approval prior to arrival. Bell Villa reserves the right to deny entry or require removal of any RV that, upon arrival or during the stay, does not meet these standards or otherwise poses a safety, sanitation, or aesthetic concern to the Park. Proof of Insurance: all Guests must provide proof of valid RV insurance prior to or at check-in. Bell Villa reserves the right to refuse or terminate a stay if proof of insurance is not provided.Park Rules & Guest Conduct
Quiet hours are observed from 10:00 PM to 8:00 AM daily. All Guests, occupants, and visitors are expected to conduct themselves in a manner that does not disturb other Guests or Park operations, and to comply with all posted occupancy limits for their site.Amenities
Bell Villa provides amenities including Wi-Fi, cable television, and shared bathroom facilities for the use and enjoyment of registered Guests. Amenities are provided on an as-available basis and may be temporarily unavailable due to maintenance, weather, or circumstances beyond our control, without entitling Guests to a refund or credit.Changes to These Terms
Bell Villa may update these Terms from time to time. The current version will always be posted on our website with its effective date. Continued use of the Park or website after changes are posted constitutes acceptance of the revised Terms.Assumption of Risk; Liability
Use of the Park and its amenities — including but not limited to Wi-Fi, cable, bathroom facilities, roadways, and common areas — is at each Guest’s own risk. To the fullest extent permitted by law, Bell Villa RV Park, Veer Real Estate Inc., and their owners, employees, and agents are not liable for any injury, illness, death, loss, theft, or property damage arising from or related to a Guest’s stay at the Park, except to the extent caused by Bell Villa’s gross negligence or willful misconduct. Guests are solely responsible for supervising their own family members, guests, and pets at all times, and for securing their own property, RV, and belongings.Right to Refuse Service
Bell Villa reserves the right to refuse a reservation or entry to the Park to any individual or RV, at its sole discretion, prior to arrival.Grounds of Removal
Bell Villa reserves the right to remove any guest, occupant, or visitor from the park immediately and without refund for violations including non-payment of fees, violent or disorderly conduct, illegal activity on premises, or damage to park property and grounds. Immediate removal may also result from providing false information at booking, failing to maintain an RV or site in a safe and sanitary condition, or failing to comply with quiet hours, occupancy limits, pet rules, and visitor registration requirements. Ultimately, any material violation of these terms or posted park rules will grounds for eviction, and guests removed under this section forfeit all fees paid while remaining fully responsible for any outstanding balances or damages.Damage to Property
Guests are financially responsible for any damage caused by themselves, their occupants, visitors, pets, or vehicles to Park property, utilities, landscaping, or the property of other Guests. Bell Villa may charge the payment method on file for the cost of repair or replacement.Governing Law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising from these Terms or your stay shall be resolved exclusively in the state or federal courts located in Citrus County, Florida.THE VALUE OF TRIP CANVAS
